Knowing the ARV of a property will let you know if you are making a good deal or not with acquiring an investment properties. If you have to get a loan from a private or “hard money” lender they are going to want to know the ARV in order to approve the loan. Most lenders will not loan more than 70 to 80% of the ARV. You need to know if it is even worth it to invest X amount of dollars into a property that might not even give you a return on the dollar. The ARV is an essential part in determining your profit, and that’s the reason you are here…to turn a profit. I would suggest getting a licensed appraiser to give you the correct ARV that would include repairs (labor and materials), permits if necessary, inspectors, contractors, etc. You need all of that factored in when you’re doing your ARV to make sure that you are not coming out of pocket for those people and things that you didn’t plan for.
